Start with the building, not the room
Most PG listings in Bopal show you one photographed room. What actually decides your year is the building — is it an independent property or a flat inside a housing society with shared rules, restricted timings and neighbour complaints?
All five Positive Aura properties are standalone buildings. That single difference removes society gate timings, lift disputes and noise restrictions from your daily life.
Check what the rent genuinely covers
Ask for an itemised list. A premium PG rent in Bopal should include air conditioning, electricity within a fair cap, three meals, WiFi, daily housekeeping, laundry and RO water. If any of these are billed separately, your real monthly cost is 15–25% higher than quoted.
Also confirm the deposit structure up front. Ours is one month security deposit plus one month advance rent, with Aadhaar and a photo for KYC — no other charges.
Test the commute at the right hour
Bopal connects to SG Highway, Ambli Road, Sindhu Bhavan Road and the SP Ring Road, but travel times vary hugely between 9 AM and 1 PM. Visit at the hour you would actually leave home.

Look at the common areas, twice
Rooms are staged for viewings. Common areas are not. A genuine study zone with desks and reading lamps, a clean TV lounge and maintained bathrooms tell you how the property is run day to day.
Ask to see the kitchen and the housekeeping schedule. Both are visible signals of whether hygiene is a policy or a promise.
